It's rumoured, that my family, on my dads side (huguenots) fled France, landed and marched into Peckham and claimed it as their own. Only to be swindled out of it by some dodgy solicitor.

It has a pub called John the Unicorn. That's far trendier than The Catford Ram.
It also has a bar that was once a butchers shop, it is called the four quarters. The Rye Hotel a long standing gastro pub and packed for the home international rugby, the white Horse is now a gastro pub as well. peckham is changing.

The Catford Ram is now called the Black Cat, presumably in homage to the 20-foot fibreglass cat that (some) locals are petitioning the council to save, rather than a Premiership team who are even worse than the Nigels.
I believe it was renamed after one too many drugs busts.
Catford does also boast the Catford Constitutional Club, the old Tory club reopened as a boozer complete with original decor.
But the main difference between the two is that high-earning professional couples can still afford a house in Catford, rather than a flat in Brockley or a cupboard in Peckham. (This was a conversation I had with said couple in the CCC a few months back).

Maybe it's an age thing (don't know your age), but I would hope to stretch to afford a nice house in Peckham in the coming years - with the art scene, nightlife, restaurants etc

Why on earth is it any less accessible than anywhere else ?
Because to get to Greenwich you have to be on the DLR (which only goes to Lewisham) or the slow train line along the Thames (Deptford, Charlton, Woolwich, Plumstead, Abbey Wood, Erith etc). Or you take a bus.
You could count North Greenwich tube which calls at Rotherhithe and Bermondsey, but doesn't really go to anywhere that you might think of as Greenwich.
For access to Greenwich from most of SE London, your easiest route is to change at Lewisham.

The only South East London centre included in the highest tier (metropolitan) in the London Plan is Bromley. Lewisham is a second tier 'major centre' along with the likes of Orpington, Woolwich, Bexleyheath, Eltham and Catford. West and East Greenwich are separate third tier 'district' centres.
Not that this has anything to do with who our next owners will be...............
