When I was selling my Dad’s house I had 3 offers after the open house thing. All over the asking price. I took the one that had no chain. One of the other two (who hadn’t sold their house) asked what they’d offered and said they’d give more. Nah. Just don’t like that.
We had an offer accepted on a house (we offered 5K over asking price such was the market at the time) and were so happy only for a couple days later after it had been taken off the market them to call us and say theyd accepted a higher offer and that they didnt think we could match it so no point countering.
We got the last laugh because a couple months later a bigger house across the road (sunny side) with bigger garden, bigger drive and much more potential came up and we paid £10k less for it than they did for theirs. Still subtly put the finger up at them when I see them though!
My wife had a similar thing with the house we're currently in. The house was previously owned by an old couple, who both eventually died, leaving it to the next door neighbour, who has cared for them for a good few years. But they took it on the basis that they needed to interview everyone who wanted to buy it, so basically, they could control who lived next door.
Mrs JB offered £500k. They accepted. Then a couple of weeks later, they claimed another family had offered them £550k. Mrs JB was heartbroken so either raised her offer or she lost it. She literally broke the bank to raise the extra. Only down the line for the survey to say the house was overvalued by £50k, so they reluctantly allowed the sale to go through on £500k, to save starting all over again. She had the last laugh.
We lived next door to the cheeky fuckers for 6 years until they retired down to the South Coast. They were the most interfering, nosey neighbours known to man.
Might be the reason why we are looking to move somewhere the nearest neighbours are about 200m away from us.

In the highly unlikely event that your house is ridiculously overpriced, they should have politely told the agent that they won't be making an offer as they feel that the current asking price is too high.
Making a derogatory offer, one that is too low to even use as a starting point for negotiations, is only going to cause offence and irritation.
I wouldn't even let them see the place again. An improved, but still offensively low offer forthcoming.

As someone whose sale/move looks like it’s collapsed today after we picked our buyer with a (marginally) lower offer than the other two involved and he’s just decided to pull out on the cusp of completion I can’t bear the thought of having to meet a bucket load of more idiots.
These lot will come back still £85k shy of what you want and even if they get to an agreeable number they’ll still piss you about later on. I wouldn’t have entertained them twice

I can only assume the agent has put them straight, and maybe they have had a re-think, I understand about wanting to tell them to go fu*k yerself, but a sale is a sale, everyone deserves a second chance, just don't entertain them for a third time...🙄

I wouldn’t let them come round. They won’t offer you what you want and I don’t think I’d trust them to stick to it.
What’s their situation? I bet they haven’t sold their house or are just thinking about it.
Just a quick call to the agent “please let the viewers know that we won’t be accepting an offer below the asking price- please confirm that position with them before the viewing”.
