  • I'm not up to date with The London Borough of Greenwich's Local Plan, but there is absolutely no chance that The Valley will disappear and be replaced with housing. The Valley is a community assett and Greenwich probably have enough housing supply to last the life of their plan.

    Retail amongst housing is not a nono in the sense that is fulfil's the NPPFs criteria for 'sustainable development' but you're absolutely right that the poor road network would be a consideration. That said, planning obligations would mean that any developer would need to stump up money under s106 to address this issue to make the scheme satisfactory in the eyes of the planning authority.

  • Before the take-over The Valley was classified as an Asset of Community Value (AVC) in 2013 for an initial period of 5 years I think. Not exactly sure what this means but it must surely have some planning consideration.

    The quote on the CAST website at the time said:

    The Valley is an ACV because the fans, the Club and the Council all agree on its importance. In football as in life, nothing is forever but this great news means that we, the fans, can be part of any discussion about the future of Charlton Athletic Football Club”.

    In their pre-purchase due diligence the Belgians must have become aware of this but what exactly are the powers that are conveyed by the classification and does the quote in brackets still stand?
