Upton Park land if sold= 100million how much The Valley land ?

Read in the Express at the weekend that West Ham are looking to sell Upto Park for 100 million and move to another stadium, the obvious one Olympic Stadium and i have heard rumours somewhere around the Thurock area.

How much The Valley's land worth and is this another reason why the board i or has been looking at other options earlier this season.

  • Neither are worth much without the right planning consent.
  • I'm sure Greenwich Council has a 'Recreational Use' order on The Valley, which is why it couldn't be built on by Sunley in the exile years.

    I don't think so a 3/4 bed Victorian terrace around Upton Park is in the 290K to 350K price range in SE7 they are not to different in price. A 3 bed sold on Inverine Rd for £330K plus recently.

    The Valley is probably a bit slightly bigger site than Upton park as well.

    Can't see that. Land with planning for housing development in Bromley is going for around £2-£3m per acre tops. Upton Park can't be more than 8 acres (the Valley is about 10) and there is already a great big hotel at UP. Also it isn't exactly a great area even if it does have a tube and is nicer than sink slums like Woolwich ;-)

    £100 may be what you could sell the houses you built for (180 homes x 550,000) but that is still pretty steep for such a dense housing project. Figures just don't add up IMHO
  • I agree, it seems far too high a figure.
  • Curb it, agreed they certainly had done a job on the house, mines not too different, when all the childrens toys are put away.

  • Agree with you Henry I would have thought the Valley would have been worth a bit more but neither towards the price quoted.
  • Upton Park has better links, massive investment in local infrastructure due in the next 6 years for the Olympics, Channel Tunnel Rail link, Crossrail, and for example better schools.

    Charlton doesn't have any of that
  • Not sure that's true we already have rail and tube, and TfL are promising a tram (bus thing) and new bridge;

    the Olympics are coming to Greenwich as well, at least 3 local venues south of the river in SE10/7 the dome lets face it is more SE7 than SE10!

    Isn't crossrail coming to Woolwich?

    Super Casino? and the O2 arena a world class music venue open in the summer.

    Don't really believe the schools of Newham are much better than Greenwich's; Greenwich do have good primary and infant schools it just all goes pear shaped when the 25% clever kids leave at 11 to go and be taught in Bexley/Dartford/Private education.
