Builder

Just got planning permision for a 2 story extension to the rear of my house. I now need to sort out a builder to quote on various bits of the project eg. brick work, drains and roof.
Whilist I would like a Charlton supporter to do the work, price,quality and time keeping are the most important qualifications.
Anyone got any contacts/reconmendations?

  • Sorry mate, all builders we have used have always had trouble with.
  • You should be able to get a really good price at present ..... My sons are in the building game, get a written quote at all costs, with a time scale. Even better get a project manager or consultant involved.

    More people seem to fall out over building extensions than anything else.
    No my sons do not do xtension work, they are subcontractors..... but they do know reliable , qualified builders, not always the cheapest at quote , but what is the point of a guarantee if they are not around next year!.

    Ask someone who has had an extension built near you who they used, go and see the work, a decent builder should have no issue with that, and do not pay up front for materials.
  • my experience with builders is nothing on the scale, however in hindsight I would always agree a price then agree a snagging/approval process, and on what basis they will finally get paid. Too often on priced jobs some rush the job to get it done, and quality suffers - that is when the arguments start.

    I had one guy do exactly this (despite being recommended) and then demand payment saying he would finish later that day, and telling me I would have to pay his diesel to come back at a later time - this was as my wife and I were going out of the door to a funeral. Suffice to say the quality of his work wasn't up to scratch and he didn't finish that day either.
  • I know an excellent builder who specialises in extensions and loft conversion and highly recommend him for his quality. Unfortunately he's based in chiswick and only really works surrounding areas.

    An early candidate for 'why bother posting of the year' from Curb_It there :-)

    Speak to at least 3 builders.

    Ask for references on previous similar jobs.

    Speak to the people whose references you have been given.

    Get a written quote.

    Don't necessarily take the lowest quote - go with the builder you feel most confident with.

    Make sure you are on good terms with the Local Authority Building Control Officer - he/she will tell you of any concerns.

    Allow 10% for contingencies.

    Don't change your mind/decisions/choices half way through the work.

    If you are unhappy about any of the work at any stage, then speak up immediately.

    Ensure you keep all warranties, guarantees and accounts in one place.

    If all else fails, sell the property with PP and move!

  • Well addickted he didnt actually say where his house is so i posted on the off chance that he actually might live in West London... as not all charlton supporters live in Kent.

  • I have been using a guy called Andy Chippy who I must say is friendly, reliable, reasonable and has a great team of guys working with him, couldn't recommend highly enough. He is based in Tonbridge - search online and you'll find his website for contact details.

    TBH, Ijust started searching last night.
    I actually live in Petts Wood so any builders in the Bromley and surrounding area would be nice.
