Thamesmead will be one of the fastest increasing property price areas of London . There is £2 Billion of investment in the next 15 years , Cross Rail at Abbey Wood and a potential DLR connection from over the river at Barking
The charity I lead are investing in a 60 place nursery on the Lakeside (Southmere) building which itself getting £1million of investment and Bow Arts a great East End charity are opening a restaurant there. We have money to build a housing project for young entrepreneurs and am business planning on taking on two fairly substantial current sports offers there.

Thamesmead is somewhere my firm don't let us work alone after dark, the old Ferrier estate was another. I also once had a lorry wheel nut shot at me from a catapult when I was working near Morrison's. The place is a hive of scum and villainy1

Lots of change in Thamesmead at the moment. The old library was demolished a week or two ago. All the buses are being rejigged for Crossrail. New routes like a 301 and buses like 244 going double decker. 472 extended to Abbey Wood etc

And not to mention that you will be turned down for a loan too.
To be honest though, you could still do worse- the Medway Towns have now become the epitomy of welfare dependency (and I live there). And even villages like New Ash Green have (or so I am told) become a Mecca for anti-social families.
That said, it's no different to much of Kent.

Long, long way to go for the place. The bits nearer Abbey Wood Crossrail will improve as a ton of money being spent. But those bits the other side of Western Way nearer the Thames will be as far from stations as they've ever been.0 -

I lived on the ferrier for nearly 20 years, most of the stories were myth, some dodgy inhabitants frequented the way Tyler (Pat Van Den Heuwe for a time) but it was never as bad as non ferrier residents believed.Northstandpieeater said:

never any bother really. a lot of places get a rep and its hard to shift, thamesmead certain parts are a bit ropey but then you get that everywhere.0 -
I also lived on the Ferrier for over twenty years, now on Thamesmead (12 years) since the decant from Kidbrooke , a bit dirty at times (litter) and noise from city airport but all ok............so farDA9 said:
