Relegated and rebuild or three more seasons mirroring the last two under RD?

If offered which would you take right now?
For the purpose of this discussion let's say that RD sells up after the first year back in Div 1 having failed to get us promoted and languishing in 14th place.
Let's also say that after three more consecutive seasons in the Championship under RD we finish in a play off place (which we lose) in season four.
I hate to say it but right now I'd still take option 1.
